FAÇADE RESTORATION
Platinum specializes in all types of facade restoration and curtain wall projects including cleaning, power washing, brick pointing, stone repair, caulking, exterior painting, and historic preservation.
The façade is one of the building’s most important exterior elements. It not only sets an unspoken expectation, but also defines the feel of the overall structure. Platinum is the premier company selected by all major owners and landlords to maintain their facades for their commercial, residential and historical building assets. We know the significance of maintaining a building’s exterior from the deteriorating effects of moisture, pollutants, and other inferior materials. Platinum partners with GC’s, architects, engineers, building owners and property managers to ensure that the project is done right and within budget. A thorough evaluation will be made to address and recommend any immediate repairs. Then, Platinum’s project team will work with you in all phases of the façade restoration project from preliminary investigations and surveys, sample mock-ups, and submittals, to final inspections. After the restoration, a complete maintenance and operations program will be developed to extend the life cycle of the work.
THE IMPORTANCE OF FAÇADE RESTORATION:
Local Law 11 of 1998, also known as the Façade Inspection Safety Program (FISP), mandates the periodic inspection of the exterior walls and appurtenances of NYC buildings, greater than six stories in height, every five years. Local law 11 is designed to ensure pedestrian safety by preventing bricks, concrete, and other façade elements from falling. Platinum recognizes the importance of safety both on site, and once the job is completed.
To ensure safety while on site, all Platinum field personnel carry every required certification enforced by OSHA and the New York City Department of Buildings. Including: OSHA 30, NYC DOB SST Supervisor, NYC DOB SST Worker, 16 Hr. Suspended Scaffold User, 32 Hr. Suspended Scaffold Supervisor, 4 Hr. Supported Scaffold User, Special Rigger.

Cleaning
A thorough cleaning of the building’s façade not only enhances the overall look and appeal, but it also removes damaging pollutants, stains and leaks which can accelerate the facade’s deterioration and later cost significant amounts to repair. Platinum’s technicians clean metal and stone surfaces by hand scrubbing or power washing using either water or biodegradable cleaners.
Caulking
Platinum’s technicians carefully and meticulously rake out loose, cracked caulk, then re-caulks and seals all seams and open joints with our top-of-the-line products. When applied at a professional level, our caulk can blend in with the surrounding area seamlessly.
Painting
Platinum selects and works with quality paint, best suited for the facade’s longevity and ensures that the best tools and materials are used to produce both precision and perfection. Platinum’s experts prepare the surface by masking, sanding to remove loose or flaking paint, priming and painting with techniques such as electrostatic painting, hand rolling/brushing and intumescent paint application
Repairs/Replacements
Platinum provides repair services and troubleshoots faulty construction design or workmanship. Our repair work includes brick pointing, masonry repair and replacement, troubleshooting and solving water intrusion, damaged building surfaces and providing exterior waterproofing maintenance problems.

Platinum has the expertise of restoring historic landmark buildings and working with the New York City Landmarks Preservation Committee. Our experience in historic restoration is essential for dealing with the sensitivity and complexities that arise when restoring aesthetics and architectural qualities of Landmark buildings. We work closely with the Landmarks committee to make sure we only use approved products and procedures for building capital improvement projects. We also perform a preliminary inspection and a full building survey and evaluation. Platinum knows the proper cleaning methods and agents to use that are strong enough to remove dirt and grime, while safe enough to protect and preserve the delicate historical elements of the building.

Project Description:
Platinum was engaged on this multi-phased, building repositioning project for AECOM Tishman, to clean and restore the 100 year old limestone façade of the Stavros Nicharos Foundation branch of the New York Public Library located in Midtown Manhattan. Platinum remediated the façade by carefully selecting cleaning methods and agents strong enough to remove the heavy accumulations of dirt and grime while safe enough to protect the delicate historical elements of the building. The cleaning was followed by evaluations and repair work including pointing, cast iron and copper restoration, stucco and brick repairs, as well as the application of KEIM mineral coating over this historic façade.

Project Description:
Platinum was chosen to meticulously clean the exterior façade of the Seagram Building, an iconic landmark building located at 375 Park Avenue. Over a twelve-month period, Platinum worked to preserve the muntz metal on all four elevations of the building, including the podium. The statuary bronze façade elements, including the spandrel wall panels and adjoining vertical rails, were cleaned and oiled utilizing specific products and procedures approved by the New York City Landmarks Preservation Commission. Platinum’s experience in historic restoration is essential for dealing with the sensitivity and complexities that arise when restoring aesthetics and architectural qualities of landmark properties.

Project Description:
Platinum is currently in the process of remediating the spandrel glass and exterior of 1 Penn Plaza’s monolithic glass curtain wall. Platinum’s team of experts are polishing and restoring all vision and spandrel glass utilizing cerium oxide polishing powder, variable speed hand polishers, and Clear-Fusion Pro, which is an advanced glass coating applied to protect the glass from contaminants and scratches for years to come. In addition, Platinum is raking out and re-caulking all metal to metal, metal to glass, and all opened joints, and replacing the sealant with Dow Corning 795. The exterior aluminum panels, window frames, mullions, coping, and vertical columns are also being primed, sanded, masked and painted using PPG Coraflon Coating designed to provide durable protection to help aid against further corrosion to the metal and result in a crisp, clean façade.

Project Description:
For the anodized aluminum mullions of all four elevations, Platinum first scrubbed using an acrylic scrubbing pad, detergent, and water to remove dirt, grime and oxidation. The mullions were then sealed using a wipe-on metal sealer. Access was via a combination of suspended scaffolding, lifts and rope descent control devices. For the stainless-steel trim pieces and mullions on all four elevations, Platinum thoroughly chemically removed all previous coatings, cleaned the bare metal surfaces to remove rust, dirt and oxidation and applied an oxidation inhibiting lacquer coating.

Project Description:
Platinum was hired by Macy’s in San Francisco to clean the exterior of the building from dirt, grime, stains and pollutants. Platinum’s team of experts selected the most appropriate cleaning method to restore the building in a cost and time efficient manner and delivered the highest level of quality and professionalism to ensure that our client’s needs were met. Platinum stripped and painted all of the windowsills, cut out and raked existing sealant, installed backer rod and re-caulked all open joints utilizing DOWSIL 123 Silicone Seal and DOWSIL 795 Silicone Sealant. The verde green marble on the face of the building was diamondized, clean and honed using various degrees of diamond grit pads and polished. Additionally, the decorative fascia, made of satin finished bronze, located above the storefront windows around the entire perimeter of the building were stripped, grained, refinished and coated with lacquer. This was Platinum’s second façade project for the iconic retailing brand as we were previously contracted to complete the façade of Macy’s Herald Square in New York City.

Project Description:
After a rigorous procurement process and successfully providing sample mock-ups, Platinum was engaged to paint and caulk the exterior façade of this 54-story steel skyscraper as part of a major exterior facelift. Over a three-year period, Platinum workers stripped by hand the existing coatings to base metal, primed, spray painted and applied a clear coat to the exterior columns, panels and window bays. In addition, Platinum workers caulked the building after the painting was completed. The initial phase employed eight scaffolds working on the South and West elevations and then were moved to the North and East elevations. The Matthews painting system is VOC compliant and exceeds the toughest compliance regulations in the country.

Project Description:
Platinum’s team of experts were contracted to restore the façade of 477 Madison, a 24-story office tower located in the heart of Midtown Manhattan. The project consisted of pressure washing the glazed white brick on all four elevations, including setbacks, parapet walls and coping. A KEIM biodegradable cleaner was used to remove tough contaminants and damaging pollutants, all which contribute to the deterioration of façades. The exterior was then coated with a two-part KEIM highly specialized mineral system to give the building a new distinguished appearance.

Project Description:
Platinum is proud to have been involved in the transformation of 120 Broadway, a landmark building located in Lower Manhattan. Working with the Silverstein Properties Construction design team, Platinum was engaged to perform a series of major capital improvements to successfully refinish and oxidize, to a uniform statuary finish, all the bronze components in the grand lobby, and the interior and exterior of forty (40) passenger elevator cabs. Additionally, Platinum caulked and painted the existing exterior storefronts and helped to restore this architecturally significant building back to its original beauty and concept. After the restoration, a complete maintenance and operations program was developed to meet the special treatment needs of the metal. On a monthly, quarterly, semi-annual and annual basis, the metal is carefully maintained and refinished to refresh and extend the life cycle of the metal.

Project Description:
Platinum’s highly trained and skilled team restored the curtain wall of 101 Park. Our team of experts thoroughly cleaned and polished all aluminum window frames and vertical mullions by hand with scotch pads using the specified Restoro method to restore the metal’s original luster. Additionally, Platinum cut back existing extruded seal and replaced it with Dow Corning 795 building sealant on metal to glass joints including all vision and spandrel glass on the four elevations from grade to roof.

Project Description:
Located in one of New York’s busiest areas, the team coordinated its services with the flagship building of the Macy’s department store chain.
The Façade Restoration scope included replacing broken glass panes, removing loose paint along the masonry façade, repainting, terra cotta/stone patching & repair, repointing brick masonry, stone dutchman, & a 10th floor copper flashing installation.
The Interior Elevator Cabs Refinishing included stripping existing coatings, graining, refinishing and applying clear lacquer to the bronze components of the elevator cabs, call plates and elevator indicator panels. Additionally, Platinum sanded, filled nicks and blemishes with wood filler, stained, sealed and applied lacquer to the wood panels of the passenger elevator cabs. Located in one of New York’s busiest areas, the team coordinated its services with the flagship building of the Macy’s department store chain. The store remained fully open throughout the project as our team implemented measures to ensure that shoppers and the daily operations of the store were not disturbed.

Project Description:
Platinum was selected by RFR Realty LLC to undertake the cleaning and pressure rinsing of the delicate limestone façade at 522 Fifth. Our specialists, with their extensive knowledge and experience, determined the most sympathetic cleaning and restoration solution that would not damage the porous stone. Our team lightly pressure washed the stone with water and Prosoco 2010 to remove the atmospheric contaminants off the entire East and North elevation façades.
The project had a strict completion deadline of eight weeks; however, by working diligently, extending hours and providing additional rigs, we were able to accelerate the overall project and maintain a fast-track schedule to bring the work to completion in just six weeks. The building was left with an unmistakable clean appearance.

Project Description:
Platinum was contracted to power wash the entire precast aggregate concrete facade of MetLife located in Warwick, RI. Platinum then removed and replaced all exterior sealant joints around the entire façade of the building with Emseal Backerseal, including along the perimeter of the plaza deck and entrance canopies. Sealant joints included precast concrete joints at parapets, wall panels, piers, window perimeters and aluminum soffit panel joints.
In addition, Platinum repaired the cracked and spalled concrete, cleaned and coated the embedded steel and resecured the anchor caps.
