Operations Manager – Restoration Projects
We are looking for an Operations Manager to join our DC branch team. The Operations Manager will be responsible for the planning, scheduling, client communication, coordination, material procurement, labor management, project management, quality assurance and billing for all exterior cleaning and restoration projects including painting, pressure washing, pointing and repairs sold by our Washington, DC branch office. The Operations Manager will also be incentivized to drive project sales revenue growth by maintaining and building new relationships within the property management and engineering consulting communities. Responsibilities:
- Prepare detailed and accurate cost estimates and final bid pricing
- Understanding of interior finishes and architectural drawings
- Ability to conduct analysis of construction plans and specifications
- Perform quantity take-offs using computer-based software
- Complete all leveling sheets/review with GC estimators to confirm/clarify scope
- Maintain current price database
- Understanding of bid documents, cost breakdowns, leveling sheets, addendums, etc.
- Ability to review specifications of incoming bids and addendums to ensure our scope is covered.
- Understanding of change order estimates, ASI, Bulletins, Etc.
- Ability to submit RFI’s and review bids as needed, while communicating with clients to ensure all requests are met.
- Attend on-site pre-bid meetings when required. Flexibility for regional travel required
- Participate in actual cost vs. estimated cost analysis meetings
- Ability to compile assembly costs, productivity reports, crew size and composition
- Awareness of past & current proposals (i.e. following up on status of proposals sent, reviewing scope of work with clients, etc.)
Qualifications:
- 4 year college degree or equivalent in construction/engineering/architecture related field preferred
- Knowledge of Sage Estimating Software or other comparable software
- Knowledge of Cost Estimating Software such as Bluebeam and Procore
- Understanding of terrazzo and resinous flooring systems a plus
- Construction Cost estimating experience a plus
- Must have strong Knowledge of Division 09 specifications
